Note: After you book this home, you will be required to sign a brief Good Neighbor Contract. This is a requirement of City of South Lake Tahoe (this is based on the City's legal requirements to rent a VHR). The contract will state that you agree to follow all Vacation Home Rental Ordinances. Several of the most important laws will be outlined. Failure to sign this contract in a timely manner will cause your booking to be canceled, and you will be charged a cancellation fee based on our advertised cancellation fee, based on the time of cancellation.
Notice to guests: If you will be moving heavy furniture in the home, please move it back the way you found it prior to departure otherwise a $150 labor cost to hire movers will apply.

* You may not exceed maximum occupancy of people or cars at any time day or night (Violations of Vacation Home Rental Ordinance will likely lead to a $1500 citation to the renter as well as to the owner)
* South Lake Tahoe has highly enforced quiet hours of 10pm-8am. Please do not make any noise outdoors during quiet hours. Use of jacuzzi is strictly prohibited by law during quiet hours.
* This home sits in a quiet (mostly residential) neighborhood and therefore extra consideration should be made to keep the noise down.
* This home will be stocked with a starter set of consumables such as soaps and paper products and 1 large towel and wash cloth per guest. Guests are advised to either bring or purchase additional after arrival.
* We have a strict no party policy, the registered guest will need to be 25+, excessive use of the property/ extra cleaning required/ failure to follow checkout procedures/ breach of rental agreement will result in steep additional charges and possible eviction.
Note on cancellation policy: Please note that booking a visit to Lake Tahoe comes with some risks of guests wishing to cancel and receive a refund due to natural disasters or weather related events. Our cancellation policies are strictly enforced regardless of the reason for cancellation. If you need to reschedule your date, you must be in compliance with cancellation policy first. If there is a blizzard, road closure, fire, smoke, rock slide, avalanche and/or any other natural disasters, our cancellation policy will still be enforced as we cannot expect our property owners to be held accountable for refunds for natural disasters which are expected to occur in the High Sierra Nevada Mountain Range on a constant, regular basis.
WE STRONGLY ENCOURAGE ALL TRAVELERS TO PURCHASE TRAVEL INSURANCE TO ENSURE PROTECTION IN THE EVENT YOU FEEL THE NEED TO CANCEL FOR ANY REASON.
Cleaning fees also include: Maintenance, supplies, restocking costs. This pays for guest consumables (Such as laundry detergent, soaps, shampoos, starter set of paper towels, tp, etc. For longer stays, we ask guests to purchase). Replacement of items such as broken coffee makers, portable heaters, fans, linens, towels and more. Regular trash removal from bear bins to town dump. We ask guests to assist with optional checkout procedures that are very time consuming such as start dishwasher, wash a load or two of towels.
