Located on world famous Ali'i Drive just south of Kona Town, this home sits directly oceanfront on beautiful Holualoa Bay. With 5 bedrooms, 4 full bathrooms, an expansive Lanai, 2 kitchens and 2 living areas, there is room for your next family vacation or group retreat with maximum occupancy of 16 people. Set just feet from the water, you can enjoy watching surfers, tropical fish, sea turtles, migrating whales, dolphins, and full views of spectacular sunsets from the extensive patio, lanai and your private pool and hot tub. When the swell is up the epic Lymann’s surf break is directly in front and Banyan’s break is just across the bay. When the water is calmer, experienced swimmers can enjoy amazing snorkeling immediately outside.

Upstairs the main living area features a traditional Hawaiian design great room with a recently remodeled Kitchen, spacious living area, a massive sliding glass wall allows the living area to open to the huge waterfront Lanai. The first master suite also opens to the lanai and boasts a luxurious ensuite bathroom with an open shower and large soaking tub. The second corner ensuite features unobstructed ocean views.

If you are staying with a large group please bring some as we cannot guarantee there will be enough beach and bath towels for large groups.
- Pets - No pets allowed. If you bring a pet, you will be liable for a one thousand dollar fee.
- No smoking inside any of our properties, five hundred dollar fee. Smoking outside is allowed.
- Our home may have a recording video/audio surveillance camera in the following areas : Viewing outside driveway, viewing outside front door, viewing inside of garage.
- County mandated quiet hours 9pm-8am. Noise from the home shall not unreasonably disturb adjacent neighbors.

location, location, location oh my! we were on a work training and retreat from Alaska and my team could NOT believe this was where we were staying! it's right on the water, with waves crashing. so amazing. a half mile from magic sands beach. and only slightly further the other way to get to the shops and stuff downtown. Ali'i Drive has walking/biking lanes on both sides.
there are two garage spots, but almost no driveway so rent cars that fit inside!
there's also a hot tub and pool and lots of pool chairs to hang out and watch the surfers. we also saw dolphins from there! sitting on the Lanai upstairs, and the pool deck downstairs, are great pastimes.

the big TV in the living room has a couple ways to connect. I just used the HDMI cable to connect my laptop for my presentations.

there are lots of beds! we are a group of no couples (work retreat, no spouses allowed), so we did utilize the public area beds, and women shared the kings, for a total of 12 people sleeping there. we put the men in a condo in the White Sands complex (8-min walk). but we had no trouble having 15 people in the living room for the presentations.

so if you have a small group like mine, this is WAY cheaper than staying at a resort and paying for meeting rooms! and cooking at the house is great for team building. we basically only ate out the night we did a Luau, and one day we picked up Kahlua pork, Mac salad and rice from L&L, and that was cheaper than cooking those items at the house, and so delicious.

this was an amazing stay!

They have everything well organized. They have labels and it helps out alot in the kitchen. Very beautiful view. After all everything else stop mattering when we would see the view we had every afternoon

Wonderful house and location. Pool and hot tub were perfect. Did some snorkeling right at the house. Lots of room. Took naps in the bed on the lanai! Had a great time!

We had an amazing stay at the Alii house! The location was absolutely incredible. We enjoyed the pool and hot tub and incredible views. The house is spacious and met our needs perfectly. We will definitely be booking here again.
